Check-in and Check-out Procedures

• Check-in after the designated time; use the provided code to unlock the door.
• This unit is located in Building 2 on the 3rd floor.

Property Access

• All buildings are equipped with elevators.
• Units are wheelchair accessible with wide clearance to bed, accessible height bed, wide clearance to shower and toilet, and common space step free access.

Policies and Rules

• Guest making reservation must be 23 or older.
• Absolutely no house parties.
• Family groups only. If a group misrepresents themselves, they will be required to vacate the premises immediately without refund. Management reserves the right to refund deposits, refuse rental, or discontinue occupancy if the tenant is detrimental to the property.
• Grilling is prohibited on decks, balconies, and directly adjacent to buildings.
• No fireworks of any kind are allowed.
• No pets allowed – Resort policy.
• No smoking inside the condo. Smoking is not permitted in any residence. A $150 fee may be charged for ionization if smoking in the property is detected.
• Trailers and car hauler parking is not allowed. Alternative arrangements may be available through property management.
• The resort is pet-free, smoke-free, and strictly prohibits trailers.
• The premises shall be used only for residential purposes and for no other purpose. No animals are permitted.
• Tenant must comply with all restrictions, laws, and ordinances affecting the premises or occupancy thereof.
• No use shall be made of the premises or acts done which will increase the existing rate of insurance or cause a cancellation of any insurance policy.

Cancellation/Deposit Refund Policy

• If you cancel your reservation more than 14 days in advance of arrival, you will receive a full refund.
• If you cancel 14 days or less prior to arrival, you will forfeit the entire (100%) rental fee.
• All cancellations must be made by phone (call 855-44-SWEET). Online cancellations are not accepted.
• The company reserves the right to cancel the booking for any reason. In this case, all monies paid will be refunded. The company is not liable for any other costs incurred by the client.
• The company is not liable for loss or delay caused by events beyond their control, including fire, flood, terrorist activity, political unrest, strikes, riots, war, technical or weather problems, or adverse weather conditions.

Fees and Payments

• Payments accepted: Visa, Mastercard, Discover, or American Express.
• Smoking in the property may result in a $150 ionization fee.

Parking Information

• Free parking is available.
• Trailer and car hauler parking is not allowed; alternative arrangements may be available through property management.
• The resort strictly prohibits trailers.
• Public parking and a trolley stop are nearby for a fee of 50 cents.

Utilities and Amenities Access

• Complimentary high-speed Wi-Fi, cable TV, and local phone service.
• The outdoor pool is heated in April and May, weather permitting.
• The indoor pool remains heated year-round.
• Resort amenities include gathering areas, picnic spaces, and outdoor grills.
• Quarter-mile walking trail through five-acre green space.
• Outdoor activities: tetherball, volleyball, horseshoes, two playgrounds, basketball, shuffleboard.
• Fully stocked kitchen with refrigerator/freezer, dishwasher, microwave, stove/oven, dishes, glassware, pots and pans, toaster, blender, and coffee maker. Specialized items like a wok or crockpot are not provided.
• Washer and dryer available, with a single-use box of detergent.
• Iron and ironing board provided.
• Sheets and towels are provided; they are not changed during your stay.

Safety and Emergency Information

• Use of swimming pool or other facilities is at resident's risk. Injury, damage, or loss to resident's property is the resident's responsibility.
• Tenant assumes all risk of damage to personal property of landlord and tenant, including household furnishings and goods during use and occupancy.
• Tenant assumes all associated risks and agrees to hold landlord harmless and indemnify landlord against such risk.

Other Important Details

• Reservations do not include expenses and items not mentioned, such as transportation, tips, meals, insurance, telephone calls, and other items of a personal nature.
• The property is located on Plaza Drive between traffic lights 0 and 1, behind Country Tonight in Pigeon Forge. A trolley stop is nearby for access to attractions for 50 cents. Dollywood, the softball fields, and The Island are about 2 miles away.
